Eurovision is going to Burgas.
What it does to property.
The same apartment in Burgas: €857 for a week in August 2026, €25,145 for Eurovision week in May 2027, both checked at the same moment. This is a reaction of the accommodation market. Whether it is also a reaction of the property market is a completely different question.
Four cities. One winner.
On 13 August 2026, Bulgarian National Television (БНТ) and the European Broadcasting Union announced that the 71st Eurovision Song Contest is going to Burgas. Four cities applied: Sofia, Plovdiv, Varna and Burgas. Sofia and Burgas reached the final stage and were invited to develop their bids further with additional concepts and detailed plans.
The assessment covers five areas: the infrastructure and technical requirements of the venue, the commitment of the city together with its organisational and financial capacity, safety and sustainability, transport and accommodation, and finally the concept for activating the city and the overall experience.

The event does not fit in one city.
Three different numbers are going around for beds in Burgas, and each measures a different perimeter. Mixing them up is the main way the topic gets exaggerated or underestimated.
How many people come to the other hosts
May will no longer be a dead month.
May is traditionally a weak tourist month for the southern Black Sea coast. Hosting Eurovision will in practice make a large part of the sector open the active season much earlier than usual. The tourism board speaks of the grandest opening of a summer season so far.
Agents in Burgas are already reporting enquiries for one-month stays from teams connected with the contest. This is a completely different product from the five nights of a single fan: a long stay, a tenant who can pay and higher expectations of the condition of the home.
What happened to the neighbouring cities.
Basel 2025 is the most useful reference point for us, because it repeats the same situation: a relatively small host city and a large region around it. Occupancy in Basel itself reached 97.3% on the night of the final, with practically no rooms free.
It is the nightly rate that rises, not the value.
The strongest and most direct effect is on short-term rentals. Hotels and commercial property get a second round, because of spending in restaurants, bars and shops. In the residential market, however, there is no documented case in which a single Eurovision contest has lastingly raised prices in the host city.
Long-term value depends on whether Burgas turns global visibility into a lasting flow of tourism and investment after May 2027, not on the week itself. In Basel, 85% of guests from outside the region said they intended to return. That number decides whether the effect lasts, not the five nights.
