Buying property in Varna, without the late surprises

BulGhar Homes is a small agency in Varna, and there is one person behind it. That is why the list above is short. I have stood inside every property on it before it went on the site, the floor area is checked against the documents, and I can tell you what buyers dislike about the neighborhood as easily as what they like. I work mainly on sales in Varna and Burgas, and take on rentals by referral.

What sits behind each listing

The portfolio covers one and two bedroom apartments in Varna, new builds still under construction, houses and plots in the region, and the occasional rental. Every property has its own code starting with bh and its own page: photos of the actual place, floor area, floor level, status and exact location. Distances to the bus stop, the school, the shops or the beach are measured on a map rather than described with adjectives, because in Varna "close to the sea" means one thing in Briz and something else entirely in Asparuhovo.

The asking price is where the conversation starts

Two buildings on the same street can be far apart per square meter, and it is rarely one single reason: the floor, which way the windows face, the year it was built, who maintains the entrance, whether parking comes with it, how the shared parts are run. An average price for a district is fine for an article. It is a poor basis for an offer.

On top of the agreed price sit the costs around the deal: notary fee, local transfer tax, entry in the property register, and, if a mortgage is involved, the bank valuation and its fees. Deals collapse at the paperwork, not at the viewing

A listing shows you the property. It does not show you a mortgage still on the title, a court injunction, an heir who never signed, a mismatch between the title deed and the cadastral plan, or a building that has Act 14 but not yet Act 16. None of it looks like a problem during a viewing, and any one of it can cost you the deposit.

The trouble with checklists found online is that they tell you what to look at, not what the problem looks like when it is in front of you: which date on the certificate is the one that matters, whose signature is missing, and when "we will sort it out at the notary" means it will not be sorted out at all. That is why the check belongs before the deposit, not after it.

In Varna, a neighborhood is more than its name

Varna is not one market. Pchelina, Levski, Vladislav Varnenchik and Vazrazhdane behave differently from Greek Quarter, Briz, Chayka or Vinitsa, and the gap is not only in the price. The buildings sit at different points in their repair cycle, the noise, the parking and the rush hour traffic differ, and so does the crowd that buys there, which decides how quickly you could sell again if you had to.

Part of the northern coastal strip falls inside registered landslide zones. This is not a footnote: a bank may refuse a mortgage there or lend far less than expected, and the deal then dies at the valuation stage, however much you liked the property. Whether a given address falls inside one is checked address by address, not by the name of the district.

Before I show you anything, I look at the exact address: what is around it, how many meters away, and who that suits. A flat next to a university and a flat next to a primary school are two different offers, even when the numbers in the listing match.

How a purchase runs with me
