One neighbourhood name, six different signatures behind it. From a firm with nearly 20 years of experience to a company registered two years ago.
Three companies, three separate buildings.
Skarabey BG is building the “Skarabey Madika” building. Idealstroy is developing the “Madika View” project. Madika Apartments advertise 6 buildings and 129 apartments under construction, sold directly by the developer, with no commission and no agent between the buyer and the builder. Three separate companies, three separate construction schedules, under one and the same neighbourhood name.
A lower entry price sounds good, but it also means that no one negotiates on your behalf if something in the contract or in the construction stage is not right.
“Madika” in the listing says nothing about exactly who is building, since when this company has existed, and how much new construction it has behind it.
Twenty years against two.
The Smokinite complex is being built by Eurobuilding Engineering, which claims almost 20 years of experience in construction. Azimut Construction, behind the “Kvartal Azimut” project, was founded only in 2023, meaning less than three years ago.
A new company does not mean a bad builder. It means fewer completed projects, less history to check, and a greater weight on exactly who stands behind the contract you sign.
The age of the firm is not a guarantee, but it is the first thing we check for a client: registry, permits, the real construction stage, before we recommend anything.
