2.45% interest, second lowest in the eurozone
According to ECB data for April 2026, the average rate on a new mortgage in Bulgaria remains 2.45%, the second lowest level among eurozone countries, against an average of 3.43% for the bloc as a whole. The difference is –0.98 percentage points, which on a €100,000 loan saves about €980 a year.
Buying is cheaper than renting in 60% of neighbourhoods
At current property prices and mortgage rates, the monthly cost of ownership is lower than rent in most Varna neighbourhoods, especially for a second purchase or an investment. For a buyer who wants an entry point into a portfolio, this is a critical moment.

The new investor in Bulgaria is established: with funds, with experience in property and with a clear goal, rental yield or capital gain, not a home to live in. The average age is 35–50, often with one property already for personal use. They are looking for a good place for their money.

Bulgaria No. 2 in the EU for price growth: the capital gain is real
In 2026 it is second only to Luxembourg for the pace of house price growth. Year on year, price growth ranges between +3.9% (Plovdiv) and +5.9% (Burgas). This is a sustained trend, supported by the euro and by growing interest from foreign investors.
